There are states that have different kinds of agents with different corresponding legal responsibilities and transactions. A sellers agent works for a home seller and gets commission from the seller. A buyers agent works and represents a homebuyer. If you wish to have an agent represent you in buying a home, you have to sign a contract between you and your agent.
Here are some guidelines on how to find a good real estate agent.

E. What are the strategies he/she will undertake in marketing your home?
F. Ask him/her to give you the names and contact information of families whose homes he/she sold or has purchased for them.
3. Establish rapport and friendliness with the agent. Try to determine if you have comfort level with each other. You should be able to create a feeling of confidence and trust. Furthermore, he or she should be a good listener to your concerns and needs.
4. A good agent should be able to stand up for your interests. He or she should look past the commission but most of all help you to establish satisfaction from his or her services.
5. He or she should be able to enjoy the complicated bargaining process. It is important that he/she has attended seminars and courses to enhance his or her bargaining skills.
6. You should look for an agent who will be able to determine your motivations as a homebuyer.
7. Lastly, a realtor should possess good communication skills with people and avoid pressures on both the seller and to buyer just to close a deal. He or she should be able to work well with colleagues in the industry and provide clients with information on how they utilize their network to market a property.
